This beautiful, spacious, 3 bedroom Los Naranjos Detached Villa with a large private heated swimming pool is in a great location. Set in a very central, quiet cul de sac, it is just a short walk from the tennis centre, restaurants, shops, the resort hotel and most of the activities available at the Club, making it perfect for families not wanting to rely on a car to enjoy the club’s facilities.

The accommodation is on two floors.

The kitchen is located off the entrance hall and is a very well equipped and stocked modern kitchen with granite work surfaces, fridge freezer, microwave oven, washing machine, dishwasher and recently installed touch control oven and hob. A tumble drier is available externally and a furnished breakfast terrace is located immediately outside.

The large, open plan living space is also accessed via the entrance hall and includes a good-sized lounge area, recently furnished to a high standard with leather sofas, ample side tables, lcd satellite TV (including Sky Sports and many other UK and other European channels) with DVD and CD player and free wireless internet access. This room extends to include a mini-library with a good selection of books and board games together with a selection of dvds. 

A good-sized dining area is located off the living area and this light airy space comfortably seats six or more and overlooks the garden. A door leads down to the garden, patios and pool area. 

Bedroom accommodation is on two floors. There is a bedroom on the ground floor with a spacious en-suite bathroom. With twin beds, large wardrobes, bed-side tables, sofa, remote control satellite television with dvd and video, with some children’s videos provided. Two further bedrooms are on the first floor. One bedroom has a double bed, large wardrobes, large chest of drawers, bed-side tables, remote control television and patio doors lead to a private sun terrace.  The other bedroom has twin beds, large wardrobes and bed side tables. These bedrooms share the first floor bathroom. Both bathrooms are very large and newly re-furbished, each offering bath, twin basins set in local marble, large walk-in shower, toilet, bidet and shaver point.  A hair drier is provided in each bathroom, as are towels.

Externally the property has a pretty, private garden with a lawned area and a number of sun terraces which surround the property - on all sides. The large, private pool terrace to one side of the property is fully walled and gated, thus making it ideal for families with young children, seeking that extra pool safety.  Sun loungers are provided around the pool. The other terraces around the house are all stocked with tables and chairs. A gas BBQ is also provided, and a retractable sun awning can be extended to provide shade on the garden terrace. Individual sun umbrellas are also provided. 

There is also a first floor sun terrace and a rooftop solarium with panoramic views of the club. A number of sun loungers as well as tables and chairs are also found here.

The villa is fully air-conditioned/heated. The swimming pool can be heated at a supplement of £150.00 per week.

Parking for two cars is provided on the gated drive, under a roofed carport.

Includes La Manga Club Sports Rights enabling residents to book sports at discounted "residents" rates.

Terms & Conditions:

1. Prices. Prices quoted are for the property booked, per week, according to season, and include weekly maid and linen/towels service, electricity, gas and water. The price does not include flights, transfers, car hire or insurance or telephone calls made on the property phone. Rental commences at 4pm on day of arrival and ends at 10.30am on the day of departure. Rentals start and finish on Saturday and are for a minimum of 7 days in High and Mid Seasons. Rental periods of not less than 4 days may be booked, at owners discretion, during Low Season, daily prices at pro-rata the weekly rate.

2. Payment. Should the booking be made more than 8 weeks before the commencement of the rental, a 20% non-refundable deposit will secure the booking, the balance being due in full 8 weeks before the commencement of the rental. Should the booking be made within 8 weeks of the commencement of the rental then the total rental price is due on booking. Your contract or agreement is made between you (the renter) and the individual owner of the property.

3. Cancellation by you. Should you wish to cancel after the booking has been accepted, upon receipt of such cancellation in writing the following charges will be due:
Cancellation up to 56 days before arrival - loss of deposit
Cancellation 55-35 days before arrival - 25% of total rental
Cancellation 34-21 days before arrival - 50% of total rental
Cancellation 20-14 days before arrival - 75% of total rental
Cancellation 13-0 days before arrival - 100% of total rental

4. Cancellation by the owner. The owners liability is limited to the provision of the property booked for the rental period. In the very unlikely event that the owner should have to cancel your booking the owner will attempt to find you an alternative property, if the alternative is deemed to be unsuitable or no alternative can be found, the owner will refund your monies in full.

5. Other conditions. The property is for the exclusive use of the persons named in the party at the time of booking, subletting is not permitted. No smoking please. Pets and animals are forbidden in the property.
